Why Should I Bother with Roof Maintenance?
Roof problems are frequently discovered only after leaking or other symptoms of larger problems have manifested. The serious damage which has caused the leak only recently noticed is generally only fixed by a costly repair service which could have easily been avoided with annual or bi-annual inspections.
Classic Roofing and Gutters, LLC frequently uncovers damaged or missing shingles; loose seams and deteriorated flashings; excessive buildup of surface granules in the gutters or downspouts; other visible damage and deterioration.
What Are Signs Of A Roofing Problem I Can Watch For?
Leaks inside or outside, as well as noticing from inside your home discolored plasterboard, peeling wallpaper, or cracked paint.
Do I Need To Replace My Whole Roof After A Leak?
Most likely not. Leaks are commonly caused by loosened flashings or a section of your roofing system that has been damaged – a punctured, misaligned, or missing shingle, etc.
However, if left untreated then a leak can grow into one of the most expensive problems you may ever face as a homeowner. Roof failure is fairly irreversible. If it wasn’t installed correctly the first time or is made of cheap or weak materials, then you may need to replace the entire roof.
What Are My Re-Roofing Options?
Basically, you have two options when you are faced with a re-roofing project; either tear-off your old roof and install an entirely new roof system OR you can place the new roof over the existing roof. Then you will only be installing a new membrane and resurfacing your current roof. Our professionally trained roofers will be able to tell you whether or not that option is viable for your home.
Should I Just Save The Money And Do The Work Myself?
Absolutely not. Professional roofing contractors are certified and trained in replacing and repairing roofs efficiently and safely. Amateurs almost inevitably and end up doing more harm than good. They are unaware of the safest or proper techniques in the repair or installation process. If your roof isn’t repaired or installed correctly the first time, it won’t take long for you to realize it has affected your entire roofing system and may need an entire re-roofing done. Again.
What Roof Work Can I Safely Do Myself?
Inspections! Once in the fall, then again in the spring, you can safely inspect for basic maintenance of your roof by looking for cracked, blistering or curing shingles, and clearing away leaves and other debris.
If you feel you can and must do this yourself, always be sure to wear rubber-soled shoes, a reliable (firmly traced or tied-off) ladder with rubber safety feet, and be sure to stay on the ladder as much as possible – and not on the roof itself.
How Long Will My Roof Last?
The lifespan of your roofing system will rely greatly on the type of roof you have and the type of condition it is kept in, via maintenance and repairs. Asphalt shingle roofs, according to the American Society of Home Inspectors, last 15-20 years. Similarly, below are the listed types of residential roofs with their correlating average lifespans:
Metal Roofs: 15-40+ years
Wood Shakes/Shingles: 10-40 years
Slate: 30-100 years
Concrete/Clay Tiles: 20+ years
